Representing an investment in Doncaster of £300m, Verdion's iPort Intermodal Logistics Park is a major new addition to the Logistics Hub UK cluster of sites, transport terminals and logistics businesses. Here we answer the key questions about this strategically important logistics development.

What is iPort, and why is it important?

The iPort development comprises a 337 acre (net developable) greenfield site with outline planning consent for up to 6m sq ft of warehouse space. The project incorporates a dedicated, 35-acre Strategic Rail Freight Terminal, which means that warehouse units can be offered with direct access to the UK's existing rail network, as well as a central node in the UK's motorway network.

Where is iPort, and how is it accessed?

iPort is located 1/2 mile from junction 3 of the M18 motorway, in Doncaster, South Yorkshire. The site will be accessed via the new, £56m FARRRS Link Road which started on site in October 2013, connecting the iPort and Doncaster Sheffield Airport to M18 junction 3. The section of the road providing access to iPort will be completed by July 2014.

What warehouse specifications are available at iPort?

Fully customisable, 'design and build' warehouse units are available on the site, in sizes from 100,000 sq ft to 1.2 million sq ft. A range of specification options are offered, including single-sided or cross-dock loading and/or bespoke, fully automated high-bay facilitities.

iPort has existing planning permission for 24/7 operation and eaves heights up to 35m.

What are the iPort's connectivity benefits?

By Rail: iPort's Strategic Rail Freight Terminal will accept Euro Gauge container traffic and connect directly into the existing UK rail network via the South Yorkshire Joint Line (ELR = BKS).

By Road: iPort is located at a central hub in the UK’s motorway network, providing direct access to the M1, A1 and M18 North-South motorways, and the M62 and M180 East-West motorways. iPort's strategic location enables fast, efficient access to the UK's major population centres and sea ports.

By Sea: iPort offers direct connections to the UK's major sea ports via the UK rail network. Additionally, the east coast Humber Ports, approximately 50 miles away, can be accessed in under 1 hour (HGV drive time) by road via the M18 and M180 motorways.

By Air: Doncaster Sheffield Airport (DSA) is within 5 miles of the iPort, and will be connected to the site by the new FARRRS Link Road. The airport’s main runway is 2,893m long and 60m wide, and can accommodate the largest passenger and freight aircraft currently in service.

What are iPort's sustainability benefits?

According to Verdion, iPort represents 'the very best in UK and European logistics design and building quality'. The project's builders and developers are committed to sustainable building practices and the minimum expected accreditation will be BREEAM 'very good'. iPort will incorporate energy saving features such as solar power and, because of its unique rail access, will contribute to removing HGVs from the UK road network.
